Healthcare Property and Development
Opportunities may include acquiring healthcare premises, developing purpose-built facilities or refurbishing existing properties.
We assess the property alongside the operatorā€™s requirements, lease arrangements, project costs and funding needs. Our development and project management capability supports delivery through design, approvals, construction and handover.
Healthcare Businesses
Opportunities may include acquiring established practices, expanding services or building groups of healthcare businesses.
We assess business performance, operator capability, staffing and management requirements. Our involvement can include business searches, acquisition management and support to integrate and strengthen operations.
Investment Starts With the Operator
We assess the people running the healthcare service alongside the investment itself.
This includes their experience, financial commitment, management capability and capacity to deliver the plan. We also examine the businessā€™s ability to meet property costs, service debt and support the proposed investment exit.
How Investments May Be Structured
Debt
Capital is provided under agreed lending terms. Each opportunity sets out the interest arrangements, repayment obligations, security where applicable and key risks.
Equity
Investors participate in ownership through the relevant investment structure. Returns depend on business or property performance and the value realised when the investment is sold or bought out.
Combined Debt and Equity
Some opportunities use both lending and ownership investment. The documentation explains how each component works, including payment priorities, rights and risks.
Two Investment Approaches
Individual Operator Investments
These support a specific acquisition, property project or stage of business growth.
The indicative investment period is one to three years, with an intended pathway such as refinancing, an operator buyout, or a sale.
Healthcare Group Investments
These support the acquisition, integration and growth of multiple healthcare businesses or locations.
The indicative investment period is approximately five years, allowing time to establish and strengthen the group before an intended buyout, refinancing or sale.
These periods are targets, not guaranteed exit dates. Investments are unlisted and may be difficult to sell or exit early. Actual timing, valuation, and exit arrangements vary by opportunity.
Active Management Throughout the Investment
Our team brings more than 15 years of experience in healthcare business management, property development and project management. We apply this practical experience throughout the investment, from initial assessment through delivery, ongoing operations and exit.
Our role is defined for each investment and may include:
- Assessing the business, property and proposed transaction.
- Managing acquisitions, development and project delivery.
- Providing ongoing business management, including operational oversight, budgeting and implementing business improvements.
- Monitoring performance, expenditure and progress.
- Coordinating operators, advisers and other stakeholders.
- Addressing emerging issues and managing the agreed exit process.
Investors receive reporting under the arrangements set out in the investment documentation.
